Over the past 25 years the Dolfen Developments’ group of companies including Inland Consultants Pty Ltd has been at the forefront of property development in Mildura. Owner and Director, Larry Dimasi is committed to making Mildura a liveable and functional city. During the last 25 years he has ensured a supply of housing, commercial outlets, retirement facilities and his focus in now on healthcare. He believes Mildura is a great place to live, Larry believes it offers a unique lifestyle with access to the river, a flourishing arts community and excellent cuisine. Larry is now looking at the infrastructure necessary to supply the needs of this growing and aging community.

Dolfen’s most recent development is the Mildura Medical Centre located on the corner of Ontario Avenue and 13th Street. One of the major clients in this facility is Tristar. Larry has previously built centres for Tristar at 89 Langtree Avenue, Mildura as well the premises at Swan Hill, Wentworth and Bendigo, which is currently being extended. This strong regional focus addresses the shortfall in health care facilities and doctor availability in rural areas.

The development at Ontario also includes, Mildura Dermatology & Skin Cancer, Radiology, Ramsay Health Care, Indulge Apartments and still in completion stage are the Chemist and Café. There are also approximately eighty car parks available to ensure easy access to the facilities at the Mildura Medical Centre.

Locally owned and operated, Dolfen Developments has built the Mildura Medical Centre employing a local workforce and utilising local businesses and product to ensure that local traders also benefit from the project. The overall cost of building the project, from initial development to completion is $10 million. The ongoing benefits to the community will be invaluable.

Dolfen Develepments has employed between 20 – 60 people dependant on the scale and complexity of the projects; including planners, architects, engineers, building contractors, electricians, plumbers, plasterers, painters and landscapers. Dolfen Developments is supportive in the field of training and apprenticeships and currently has apprentices in carpentry, landscaping and painting.

Larry’s commitment to creating sustainable community saw him build what is now the Principal Aged Care facility on Ontario Avenue. In partnership he still owns and operates the Rose Lifestyle Village also on Ontario. This community village inspires the elderly residents to continue their independent living in a safe community environment.

Dolfen Developments has been involved in commercial and residential development in Mildura for the last 25 years. Commercial ventures include Lime Avenue and 8th Street, Lime Avenue and 10th Street, Homemaker Centres on 15th Street. Residential developments include Riverside Park, Park View Villas and Sofia Place. Also completed are two luxury apartments complexes at 150 Langtree and at the Mildura Medical Centre, these provide five star accommodation for visitors to the area.

Larry has a strong vision for the Mildura area. He sees a continuous demand for the expansion of existing and the implementation of new infrastructure to service this growing community. There is an ongoing research process that is in place which involves clients, authorities and private enterprise to locate new development proposals. Areas of research which may result in new projects being actualized include the area of health in specialist training and research facilities. Larry is particularly committed to the areas of housing and accommodation for retirees. The continuation of an independent and an actively engaged lifestyle within retirement villages is a priority as well as revising low care and high care facilities and the lifestyle available within nursing homes. Larry is investing time in providing energy efficient housing whilst maintaining affordability for young families and first home owners.

His vision extends further to major service areas including fire and ambulance and updating and consolidating existing facilities where there is a synergy between the implementation and supply of these services. He is also involved in further developments and commercial opportunities in the 15th Street retail strip as well as more recreational based businesses.

Larry’s commitment to Mildura is an integrated vision involving private and public enterprise to develop and locate industries which create employment opportunities in different sectors. These include secondary manufacturing through to professional employment. There is current research into identify industries that have been surrounded by the metropolitan sprawl and relocating them to regional areas.
